1.    Project introduction

The developer of the project is Ker-Est Zrt. It prepares the investment within the framework of a trilateral agreement signed with the Local Government of the city of Gödöllő and Volánbusz Zrt.

The planned project will be implemented within the territory of the Volánbusz bus station. The regularization plan of the territory accepted in June 2008 was already finalised with taking into consideration the requirements of the project. At present the plot is being formed, and the concept plan is being conciliated with the anchor tenants.

The bus station is located in the center of the city along main road 3 that has a daily traffic of 18,000 passenger car equivalents. Volánbusz carries daily 10,000 persons to the bus station. The track of HÉV /suburban railway/ passes next to the planned shopping center as well. The planned shopping center is located about 3-5 minutes by foot from two HÉV stops. The location is surrounded on two sides by housing estates. There are about 5-6000 people living within its 1 km radius. Direct connection between the building and the city center will be ensured by a pedestrian overpass.

The shopping centre will be established on three levels. On level -1 there will be the renewed bus station with a leasable shopping area of 1077 m2. On its ground floor there will be a 5397 m2 commercial area and a 570 m2 logistical area available to the traders. On the roof level there will be a parking area suitable for accommodating 258 cars. The total net leasable area is 7044 m2.

At present the concept plan is being finalised and negotiations are in process with the “magnet tenants”.



2.    A brief introduction of Gödöllő and its region


Gödöllő is located at a distance of 30 km from Budapest.  The resident population of the city was 31,705 persons in 2006. At Szent István University there are an additional 1,500 students studying in daytime classes. As a result of low unemployment and the region's higher than the average economic development level, the purchase power index exceeds the national average by 16 %.

 24.6 % of the city's population older than 7 years had high level education in year 2001. The average in county Pest at this time was 10.9 %. The ratio of juvenile population is high in Gödöllő – this deviates from the national tendency. The ratio of people living in big families and the number of passenger cars per households are also above the national average.

13 settlements belong to the Micro-Region of Gödöllő. The total population of the region was 101,222 persons in 2006. GDP per capita  is 18,374 EUR, that is 89.7% of the EU average.
